What to Expect After Connecting to Airbnb

Connecting your SabeeApp account to Airbnb allows for seamless synchronization of availability, pricing, and reservation data. However, to ensure optimal use of the integration, it’s important to understand how this connection works, what is synced, and how special actions (like cancellations) are handled.


🔄 What Information Is Synced Between SabeeApp and Airbnb?

Once connected, SabeeApp will automatically push the following information to Airbnb:

  • Availability

  • Prices

  • Minimum night restrictions

  • Maximum night restrictions

    ⚠️ Airbnb supports a maximum of 365 nights

  • Open/close rates

  • CTA / CTD (Closed to Arrival / Closed to Departure)


📩 Airbnb Reservation Details in SabeeApp

When a reservation is made on Airbnb and received in SabeeApp, the following guest details will be displayed:

  • Guest name
  • Guest phone number
  • Encrypted email address (Airbnb provides a masked email)
  • Number of guests

⚠️ Note on Email Communication:

Because Airbnb forwards masked email addresses, SabeeApp’s scheduled email templates (under Settings → Email Templateswill not be sent directly to the guest.

Instead, use the Unified Inbox to manage communications effectively with Airbnb guests.


💰 Reservation Pricing & Commission

Reservation prices from Airbnb may be sent to SabeeApp with or without Airbnb’s commission and service fee, depending on how your integration is set up.

  • This affects how prices are displayed in reservations.
  • It also impacts your Bookings by Channels reports.

💡 How Reservation Prices Are Sent from Airbnb to SabeeApp

When Airbnb sends a reservation to SabeeApp, only the total price of the booking is transmitted—not the nightly breakdown.

❓ Why are nightly prices displayed as averages in SabeeApp?

Airbnb sends only the full reservation amount, without specifying the price per night.

Because of this limitation:

  • SabeeApp divides the total price by the number of nights to display nightly rates.

  • This results in average nightly prices, not the actual, possibly varied nightly amounts shown on Airbnb.

🔍 Example:

  • Guest stays 3 nights

  • Airbnb sends a total price of €300

  • SabeeApp displays it as €100 per night (average), even if Airbnb showed different rates per night

⚠️ This is a technical limitation on Airbnb’s side, and currently there is no way to retrieve detailed per-night prices via the connection.


⚠️ Airbnb Promotions Override the Pricing Being Sent by SabeeApp

Whenever a promotion is configured on Airbnb's side, it ignores all other pricing configurations being set and instead goes off the 6 month median price.


It's important to note that a Custom promotion overrides any listing prices set through SabeeApp. Instead, the Custom promotion calculates a fixed price for each promotion date based on the 60-day median price. Please refer to this Help Center article for more information.
As such, Airbnb will ignore all pricing updates sent by SabeeApp for those dates until the promotion is removed. This is indeed expected behaviour.  


🧾 Mapping Services to Airbnb

You can map specific services from SabeeApp to Airbnb. This allows additional services (e.g., cleaning fees) to be automatically included in Airbnb bookings using XML tags.

❗ Pending Updates Icon (!)

If you see a (!) icon next to your update status (e.g., after adjusting rate plans or occupancies), it means the changes haven’t yet been pushed to Airbnb.

✅ Simply click the “Update” button to synchronize the changes and clear the warning icon.


❌ Handling Airbnb Reservation Cancellations

When cancelling an Airbnb reservation from SabeeApp, the system guides you through a specific cancellation process required by Airbnb.

Where to initiate cancellation:

  • Calendar view → Info popup
  • Detailed reservation page → Status section

Regardless of the entry point, the same steps apply:


📌 Airbnb Cancellation Flow:

  1. Select reason for cancellation

    – Airbnb provides a predefined list

    – Subreason may be requested based on Airbnb's requirements

  2. Message to the Guest

    – This message appears in Airbnb’s message thread (and SabeeApp’s Unified Inbox if in use)

  3. Message to Airbnb

    – A short written explanation for the cancellation, used by Airbnb to review the case

  4. Click "Report" to submit the cancellation request

Once submitted:

  • The reservation status will update to Cancelled in SabeeApp
  • The reservation will also be cancelled on Airbnb

🔍 Checking Cancellation Logs:

To verify a cancellation, open the reservation's change log. You'll see a record titled:

Reservation modified

With selected reason and subreason

(Note: messages sent to guest and Airbnb are not logged here.)


⚠️ Important Limitations

  • Reconfirming a cancelled reservation does NOT reactivate it on Airbnb. This action is not supported by Airbnb.

    If the guest still wishes to stay, they will need to create a new reservation on Airbnb.

  • Cancelling an Airbnb reservation through SabeeApp is allowed only once.

    If the status is changed back to "Confirmed," and then you try to cancel again, you’ll receive the error:

    "This action is not possible anymore."
